Dust from a neighboring pad, irrigation that just came online, and landscaping that has not filled in all change how a new coat looks six months later. We plan parking, rinse water, and start times so a fresh elevation does not become the splash zone for the next driveway’s sod crew.

If the house closed last week, the useful questions are construction questions: when the stucco was finished, whether the builder punch list is closed, and whether interior joints have finished showing. Cabinets and Garage Floors on New Plans

Cabinet painting is less common in a house that just closed with current finishes, and more common a year later when builder oak or builder white no longer matches the furniture. Boxes still need degrease and bond primer. New does not mean clean.

Garage floor coatings get asked for early in Eastport because the slab is still unmarked and the cart is already living there. Moisture in new concrete matters. A coating scheduled the week after a slab is poured is a failure waiting on humidity. We will say no to that date.

If a punch-list item will change a wall or a stucco patch, wait until that work is done and dry. Painting over an open builder item is how you own someone else’s miss. Cosmetic color on a closed punch list can proceed.

Can you paint while neighboring lots are still being built?

Yes, with scheduling that accounts for dust and irrigation. Fresh exterior film next to an active pad may need a later wash. We would rather plan that than pretend construction dust will not travel.

Do Eastport color changes need approval?

Is the lanai interior paint or exterior paint?

Eastport is not Fenney with a different sign. Fenney is the quieter western expansion with large new boxes. Eastport is the fifth square — lake-facing commercial coming online, contemporary details, and a mix of just-closed houses sitting next to lots that are still dirt.

The painting conversation starts with that mix: which walls are ready, which still belong to the builder, and which rooms the homeowner actually lives in now that the sliders are the main wall. Bring closing papers only if they help date the stucco. What we need on site is a walk of the enclosure, the west elevation, and the rooms that still look like the model. That walk is the estimate.
