How Often to Paint a Florida Exterior

A paint cycle that worked in Ohio or New York will not map cleanly onto a villa in The Villages. The sun here is stronger, afternoon storms are routine, and most walls are stucco rather than painted wood siding.
A Florida cycle is not a northern cycle
Many Central Florida exteriors are evaluated on a five-to-eight-year window. That is a starting point, not a promise. A shaded north wall under oaks can outlast a west wall that takes full afternoon sun.
Read the coating, not just the calendar
The coating tells you more than the calendar. Chalking (a powdery film on your hand) means the binder is breaking down. Peeling around windows and the garage opening usually means moisture or a previous film that lost adhesion.
Irrigation and the lower wall
Irrigation heads aimed at the house leave mineral tracks and keep the lower wall wet. That staining is not a failure of the last painter so much as a site condition that should be addressed when the house is painted again.
Wash year or paint year?
If you are unsure whether this is a wash year or a paint year, start with a close look at the worst elevation, not the curb view from the golf cart. Village Painting Pros can walk the house with you and say which one you are in.
